How fast do I get my report?

Most reports are delivered within 2-4 hours during business hours (8am-6pm PT). Complex parcels or unfamiliar counties may take up to 24 hours.

What data sources do you use?

We query live county GIS/ArcGIS parcel data, FEMA National Flood Hazard Layer, USFWS National Wetlands Inventory, county assessor records, and multiple listing sources for comps. Every data point comes from the primary source, not a third-party aggregator.

Is this a replacement for a title search or survey?

No. A DirtIQ report is an entitlement and feasibility analysis to help you decide whether to pursue a deal. You should still get a title report and survey before closing. We tell you whether it's worth spending that money.

What if my parcel is in a state you don't cover?

Email us at reports@getdirtiq.com. We're actively expanding coverage and can often accommodate new states within a few days. Our system works with any county that publishes GIS data (most do).

Do you offer volume pricing?

Yes. If you're running 10+ reports per month, contact us for bulk pricing. We also offer subscription plans for teams.

What's your refund policy?

If we can't produce a report on your parcel (rare, but possible in counties with limited GIS data), you get a full refund. If you receive a report and find a material error, we'll re-run it at no cost.
